Whetstone Ranch is a 13,000-acre master planned community with 20,000 homes in Benson, Arizona. The Ranch straddles both sides of State Route 90 with over five (5) miles of frontage. RICK provided services for the master planning of the site, as well as design of the initial 500 platted lots (“The Canyons”), as well as the Whetstone Corporate Center. The work also included the widening of Highway 90 along the project frontage. The project was envisioned as a mixed use master planned community with a mixture of age restricted golf course communities, as well as traditional family housing. RICK was instrumental in obtaining a permit from the US Army Corps of Engineers to facilitate the integrated development of the property.
Additionally, RICK was contracted to provide GPS densification, aerial ground control, a boundary survey and file a Record of Survey. A total of 25 sections were surveyed along with eight (8) miles of Arizona Department of Transportation (ADOT), right-of-way, and a total of 21 miles of existing utility corridors throughout the project. The survey also was tied to four 1st order NGS control points to serve as project control. Elevations were leveled in from ADOT and Railroad benchmarks to select GPS points to constraint vertically. All control survey measurements were made with fast static GPS observations. Over 70 control quality measurements of monument points for aerial ground control, record of survey and future local survey control of the project were taken over a two-day period. Additionally, 100 scale, 2’ contours and orthophotography were generated to encompass the entire project extents. Lastly, several select sites required A.L.T.A.-A.C.S.M. surveys for lending and title purposes.
