RICK began work on the Gladden Farms Project in 2002. The 1,320-acre master-planned community is entitled for up to 4,000 units and provides a wide range of amenities, including a large community park with baseball fields, soccer fields, and a splash park. Additionally, a greenway trail system interconnects all the residential neighborhoods together and provides pedestrian and bicycle access to the existing school site and commercial development.
The project provides both potable water and non-potable water infrastructure in order to provide irrigation using non-potable water in all common areas. Located in northwest Marana, the property is required to retain the 100-year developed stormwater discharge on site. This is accomplished through the design of multi-use common areas that are depressed to capture and store drainage flows. These depressed areas are equipped with dry wells to ensure that the basin areas drain within a 24-hour period.
