The Lincoln Meadows project (also known as Copper Ridge) is a 40-acre subdivision in a recently annexed area of Lincoln, California. It consists of 148 single-family residential lots and approximately 7.7 acres of open space preserve containing vernal pools and other seasonal wetlands.
The project required coordinating with Nevada Irrigation District to design an 18” pipeline that rerouted an existing irrigation ditch around the limits of the project without disrupting irrigation service to downstream NID customers. It also involved widening and rehabilitating approximately 2600 linear feet (~1/2 mile) of existing Virginiatown Road. RICK’s redesigned site grading reduced the cost of soil import by $250,000.
RICK prepared and processed a tentative map amendment, two phases of on-site and off-site improvement plans, landscape plans, final maps, drainage reports, sewer studies, and water net analyses. Our team also provided house product fit analyses, house plot plans, and model complex design.
The finished project provided 148 new homes in two phases.
