Old Coach Golf Estates is a 700-acre community with 156 one-acre home sites in the City of Poway. Steep terrain and oak-studded hillsides were bisected by Sycamore Creek. This required a careful design that created sensitively placed streets and clustered neighborhoods throughout the property. The collaboration of the planning and engineering resulted in a biologically sensitive approach that achieved an award-winning estate development in a pristine setting. Phase I included the development of 78 custom home sites and the widening and landscaped enhancement of Espola Road—a six-lane major street leading to the development that functions as a scenic corridor. Phase II included the balance of the home sites and the creation of the championship 18-hole Madera Golf Club, a Johnny Miller masterpiece (conceptual design by Tom Fazio). The project included a sewer lift station, as well as the analysis for the City of Poway’s regional wastewater and potable/reclaimed water distribution systems.
