Power Inn Road Apartments (marketed by the client as Mosaic Apartments) is a 194-unit, 100% affordable housing community on 7.5 acres. Modern architecture forms the design of this garden three-story walk-up that offers open grassy passthroughs interlinked with pedestrian walks for easy access across the community. Outdoor amenities include a tot lot playground, shade structure and kids splash pad to cool off. The community has indoor amenities which include a community and club room, fitness center, workspace areas, a resident services area, and laundry facilities. This large-family workforce housing provides future residents quick access to major highways as well as employment centers and nearby shopping centers.
These new apartments provided much-needed, affordable housing opportunities for low-income families. RICK provided preliminary plans for Sacramento County Design Review approval (Preliminary Grading Plan, Preliminary Drainage Study & Runoff Treatment, Low Impact Development (LID) and Hydromodification Plan), onsite improvement plans, offsite improvement plans, and construction support services for the project. Due to site constraints, our team could not design a surface stormwater detention and water quality basin. To innovate, we designed an underground 96″ perforated pipe stormwater detention and infiltration system located under the onsite drive aisles. This system included a stormfilter and private pump station connected to the public stormdrain system.
