This private student apartment project located near the University of California-Davis consists of 160 units (540 beds), LEED Gold, for rent in 3-and-4-story wood-frame buildings with a 5-level structured parking garage and a separate 2-story wood frame clubhouse/leasing/exercise building. The apartment buildings are composed of up to five (5) basic unit types with ADA variations, conditioned corridors, multiple elevators, and trash chutes. There is an open-air courtyard with a resort-style swimming pool, spa, and deck. The clubhouse includes a 3,000 sq. ft. fitness center with cardio and weight training.
RICK provided preliminary engineering and a tentative parcel map for entitlement approvals for the project, followed by onsite and offsite improvement plans, a parcel map, and construction support. Due to the very constrained nature of the site and soil characteristics, we designed precast concrete detention and water quality basins containing engineered soil that were constructed along the perimeter of the site.
The Dinerstein Companies (TDC) develops best-in-class market rate and student housing in various states around the country. This award-winning student housing project was a successful addition to their portfolio. UC Davis and the City of Davis have historically been unable to provide enough rental housing for UCD students and other city residents in general. This private student housing project provided much-needed rental units within the city, versus students having to live and commute from outside of Davis.
