Sycamore Canyon is a 1,600-acre master planned community in the fast-growing community of Corona de Tucson, Arizona. RICK provided comprehensive civil engineering services for this project, including entitlements, platting, overall infrastructure design, roadway improvements, grading, drainage, and utilities design. Other support for the community encompassed planning, transportation engineering, and landscape architectural design services.
The overall development area was initially subdivided into 18 individual blocks, which were then further subdivided into their final residential and commercial use configurations. In addition to numerous miles of local residential streets and over 1,000 single-family residential lots, this community contains over 4 miles of collector or arterial roadways. The project included extensive infrastructure upgrades, including the construction of 5,000 feet of off-site gravity sewer main to serve the project. Additionally, a public sewer lift station and force main were installed to serve the western half of the site. The project’s design challenges included Buffer Overlay Zone restrictions, with a requirement that 80% of the property within the overlay area needed to remain as natural open space. Overall, nearly 70% of the entire property remained as natural open space. Other features also enhanced the project and community, including an elementary school, a community park, and a village center.
