RICK was engaged to prepare civil improvement plans for this 595-bed, 8-story mixed-use residential and retail/commercial project. The project site consisted of consolidation of 18 separate parcels on an entire city block, creating the opportunity for a 2.5-acre infill redevelopment along Broadway Boulevard, a major arterial roadway in the City of Tucson. The resulting site was surrounded on all sides by existing roadways—Broadway, Tyndall, 10th Street, and Park Avenue—and located approximately one-half mile east of downtown Tucson and one-half mile south of the University of Arizona campus.
The project development team, with close support from RICK, worked with Pie Allen, Rincon Heights, and Ironhorse Neighborhood Association leadership on the overall form and design of the building, traffic circulation and traffic mitigation, and enhancements to the streetscapes on Tyndall, Park, and 10th Street to encourage transit/multimodal transportation.
The project was designed and marketed to university students and young professionals with high-level amenities and an architectural design reflecting the history of the area. It provided an opportunity to increase owner-occupied residential uses within the existing neighborhoods by reducing demand and market for student rentals in the neighborhood.
