The Tucson Airport Commerce Center is a 92-acre industrial complex located at the southwest corner of Drexel Road and Country Club Road, two miles north of the Tucson International Airport.
RICK began work on this site in 1998, securing plat approval for a six-block commercial subdivision. Initial development consisted of the 130,000-square-foot Intuit facility, located on 15 acres in Block 1, for which RICK provided civil design services.
In 2010, RICK was engaged to provide development entitlement and design services for a new USDA Forest Service facility on a portion of Block 2. The four-acre site was developed into a 12,000-square-foot office building with associated parking and landscape improvements and a secured vehicle storage yard. In addition to various rezoning conditions, the site was also subject to requirements of the Watercourse Amenities, Safety, and Habitat (WASH) Ordinance of the Tucson Code.
Dock-Hi, a 300,000-square-foot industrial storage facility, was built in 2017 on 22 acres, consisting of portions of Blocks 5 and 6. The Dock-Hi facility was built to provide supporting services to the adjacent 340,000-square-foot Chamberlain Center. The remainder portions of Blocks 5 and 6 were retained by the City of Tucson for potential future utility facility development.
Additionally, a portion of Block 1 has been developed into a Neighborhood Walmart with several building pads remaining for future developments of retail stores, service shops, and restaurants. Block 4 (12.8 AC) and the western portion of Block 2 (approximately 5.8 AC) are awaiting future development.
